As our guest, we welcome you to take advantage of our modern facilities and luxurious amenities. Please understand that resort amenities including the pool, bathhouse, and laundry facility are available for use by Registered Guests only.

Deposit Policy: All reservations must be paid in full at the time of booking. Daily and Weekly reservations require payment for the entire stay. Monthly reservations require the ‘first month’ stay total to be paid in full prior to the date of your arrival.

Cancellation Policy: Please contact the resort at 828-385-4220 for cancellations or date changes. Nightly and Weekly reservation cancellations made prior to 3 days before the arrival date are subject to a cancellation fee of $25.00. Nightly and Weekly reservation cancellations made within 3 days of the scheduled check-in are subject to a one-night reservation charge. Monthly reservation cancellations made prior to 30 days of the scheduled check-in date are subject to a cancellation fee of $100. Monthly reservation cancellations made within 30 days of the scheduled check-in date are subject to one weekly reservation charge.

Rates: Rates are subject to change without notice. By continuing your reservation with Valley River RV Resort, you agree to the terms and conditions expressed herein. No refunds are given for early departures.

Check- In Time: 1PM
Check-Out Time: 11AM.
Please contact the front office if you would like to request an Early Check-In or a Late Check-Out. We will do our best to accommodate your requests.

**Water Pressure Regulators are highly recommended at our park. If you do not have one, you can purchase one at our store.**

ANY GUEST UNWILLING TO FOLLOW RESORT RULES OR EXTEND COMMON COURTESY WILL BE ASKED TO LEAVE IMMEDIATELY WITH NO REFUND. WE APPRECIATE YOUR COOPERATION.

EARLY DEPARTURES: No refunds will be given for early departures or acts of nature.

TRASH: Trash is picked up at your site 2 times a day 10:00am and 4:00pm only. Please place your bagged trash at the front of your site nearest the road. Do not put your trash outside of the pickup times.

PETS: Non-aggressive animals are welcome with a maximum of three pets per site and must be o9n a 6′ or shorter leash when outside of your RV. Please do not leave pets outside unattended. Nuisance and noisy animals are not permitted. Pets are not permitted in the Clubhouse or Bathhouse/Pool Building. Pet owners are responsible for cleaning up after their pets. Pet pens/corrals are not permitted.

SPEED LIMIT: Speed limit is 5mph for the safety of all our guests. This will be strictly enforced.

***Flashlights/Headlamps come in handy because our park is very dark at night —- better for stargazing!**
